In a continuing effort to keep all Maui Real Estate Buyers informed of what I feel are the best buys in the current marketplace, here are my Maui Real Estate Picks of the day for August 2, 2018. All of these properties are hand picked by me and are usually a combination of brand new listings, significant price reductions, or properties that are falling out of contract and will be available to a new buyer shortly. Maui Homes Under $1M
Big Price Reduction for this home in Kanani Wailea which is technically a residential condo (no vacation rental) located right on the border of Wailea and South Kihei but I am featuring it as a home here because it is a free-standing townhome versus an attached condo. This property has been on the market for over 300 days and was really originally listed at just under $1.1m and is now at $975K. The sellers originally paid $1.5+ for this property and this is the only free-standing home in Wailea currently listed under $1M. There are two recent closings in Kanani Wailea in excess of this sales price and your average 2bd./2ba. 1,000 sq.ft. condo in Wailea is around $1M. This particular unit is located on the interior of the project which means that there really shouldn’t be much if any traffic noise.
Brand new listing of a house and detached legal cottage in the heart of Pukalani in Upcountry, Maui. This property is in great shape although the square footage of the main home is on the smaller side and the backyard is adorable. Be sure to check out the online video for this property. Just minutes away from the grocery shopping at Pukalani Terrace, up the road from the school, and I love the fruit trees and flowers in the yard. This property will sell very quickly as it is well priced.
Maui Condos Over $800K
Brand new listing one bedroom ocean view (I really think it’s more of a partial ocean view) at the highly desirable Honua Kai Resort and Spa. Honua Kai is the newest whole ownership resort on Kaanapali Beach. One bedroom listings at this resort are in extremely high demand. They rent extremely well and are finished quite nicely too. I personally feel that the property is overpriced at the current listing price but I highlighting it regardless because of its overall rarity and very strong demand for properties like this. I personally own an investment property at Honua Kai, have represented many buyers and sellers here, and run a top performing vacation rental program at Honua Kai. I know Honua Kai inside and out.
Maui Condos Under $800K
Recent significant price reduction of this beater oceanfront condo at the Kahana Reef complex in Upper West Maui. Located right in the heart of Kahana town and right behind Maui Brewing Company, yay! There is a lot of potential in this oceanfront short-term vacation rental if the buyer can secure it at the right price. Recent sold comps of one bedroom units the in the building have been in the mid to the mid-high $400k range. For someone looking for a short-term vacation rental project- this could be a great one provided that you get it at the right price!
