The Whaler at Kaanapali will always hold a soft spot in my heart growing up on Maui-I spent countless hours out in front of the complex and along the strip skimboarding, body-boarding, jumping off black rock, and scoping out pretty tourist and local girls. Simply put, you really can’t beat the location right in the heart of the Kaanapali Resort. The Whaler is directly adjacent to the recently renovated Whaler’s Village (south), the beach is right out front, Black Rock is a short walk to the north, and you are within a short walking distance for all of the very best that Kaanapali has to offer. The Whaler at Kaanapali is one of the most iconic buildings on all of Ka’anapali Beach and is an outstanding vacation rental condominium complex.
There is world class snorkeling at famous Black Rock or for the thrill seekers, there is cliff jumping off Black Rock into the Pacific. Sailing, surfing, parasailing, swimming, diving body boarding, jet skiing, and more can all be found on Kaanapali Beach. The Kaanapali Boardwalk winds along the beach and will guide you to opulent shopping, exquisite dining, and fun filled activities that guarantee you will always have something to do.
In addition to its spectacular location for beachfront activities, the Whaler is located directly across the street from the two eighteen hole golf courses in Kaanapali- the Kaanapali Kai Golf Course and the Kaanapali Royal Course. I have played both courses many times and I do feel that the Royal course is worth the few extra bucks as it’s in better condition and the holes are more scenic and challenging.

Living in Kaanapali today, I still love to visit my childhood stomping grounds albeit with a different agenda. I love the fact that there is no reef directly in the water on front of the resort. We pack up our beach gear and head down in front of the resort for sunset fun and walk to one of our favorite restaurants along the strip before heading home.
The sand levels in front of the Whaler do fluctuate pretty substantially throughout the course of the year with the accumulation being much more substantial in the summer months. In the winter, the beach will become more vertical and the sand will recede with the increased swell size.
The Whaler has a beautiful inner courtyard with its focal point being the beautiful gardens, koi ponds, water features, and the oceanfront pool and small jacuuzi. The pool isn’t anything spectacular but its location is outstanding for people watching and relaxing in fresh water a couple feet away from the sand of the beach. There is a small workout room and steam room located on the ground floor of the north tower. The tennis courts are in great shape and have beautiful views of the golf course and West Maui Mountains. You can rent cabanas out on the beach as well as stand up paddleboards, boogie boards, and snorkel gear right out front of the resort.
You will find underground parking under the south tower in addition to the above ground parking that fronts Kaanapali Parkway. There are beautiful koi ponds, fountains, and gardens located in the inner courtyard between both towers.
The Whaler underwent a substantial complex upgrade in the past couple of years where the complete exteriors of the buildings were redone, the elevator areas enhanced, and a completely new modernized lobby was built. They are in the final stages of this remodel which is to change out all of the entryway doors for the individual units. There was a large special assessment levied on all of the properties for these upgrades. Due to all of the construction and increased carrying costs- this did adversely affect the real estate prices here. These renovations coupled with those that have taken place at Whaler’s Village along with general market trends have caused explosive growth in both transactional sales and price appreciation the last couple of years. Now that all of this is pretty much done and it looks great, it will be interesting to see how high the Whaler will soar.
You will find a large a large variety in interior finishes at the Whaler-those units that have been renovated along with the varying degrees of ocean view and proximity to the oceanfront stacks of the building are the largest determinants of value. Most units have been upgraded from some point of the original condition but you will find varying degrees of finish and quality. Also noteworthy for values are that interior facing units (as opposed to the ones on the exterior) usually will command a bit of a premium when all else is equal.
The Whaler Real Estate Investment
There are a couple of owners who live at the Whaler at full time, a few more who will spend 3-6 months at the resort, and most will spend a month or less while renting the property out during their time away from Maui. Properties at the Whaler rent extremely well for the most part and can derive substantial cash returns.
For financing purposes at the resort, it is important to note that there are all some fractional units for sale at the Whaler which add an extra level of complexity to the already complicated scenario which is condotel financing. It is important that if you are seeking financing that your lending institution is aware of this and accepts it.
The guest experience at the Whaler is fantastic in that all guests regardless if they are staying with the front desk Aston rental program or are renting a unit independently, do check in and have access to the front desk for a daily fee.
