Puamana is one of those timeless classic vacation rental ownership buildings in Lahaina town that possesses timeless charm, an awesome oceanfront location, stunning grounds, solid vacation rental income, and an oceanfront pool that is so close it looks like it will fall into the Pacific. The entire neighborhood exudes classic old Hawaii, a strong sense of Aloha, and feels like a massive oceanfront park. Puamana faces directly out at both Lanai and Molokai which means that it is prime for year rounds sunsets, seasonal whale watching ( I have seen whales extremely close to shore here), and some of the most enjoyable ocean activities you will find in all of Maui. The weather is sunny and dry the vast majority of the year making it perfect for those who are looking to escape the cold or just really enjoy this climate.

Growing up on Maui, I spent many summers surfing Puamana Pools right out front of the resort and the actual Puamana Beach Park which borders the complex on the southern end. This is a great place for learning to surf but the waves can definitely get larger on those awesome bigger summer swells. The paddle boarding here is top notch and accessibility from the complex itself is fairly easy.

Pumana is a gated neighborhood, five minutes from historic Lahaina Town is spread out over 30 ocean-front acres around a community clubhouse (small workout facility included), swimming pools, and a tennis court. Puamana is home to a mix of full-time residents, vacation renters, and owners who spend 6-months a year here. The clubhouse was home to many of the Luna (supervisors) in the old plantation days whereas the units themselves housed the workers.

The oceanfront units at Puamana command a massive premium versus those that are located further back towards the highway. Those residences that do back up to Honoapiilani Hwy do certainly have road noise on the interior of the residences but it is less than you would think it would be.

One of the most unique aspects of Puamana is that it is a PUD (planned urban development) meaning that owners are responsible for the exterior maintenance of the buildings themselves. With increased responsibility also brings tremendous opportunity- owners can elect to tear down the free standing structures if they chose to in order to start new construction from scratch. I don’t believe that you can change the horizontal foot print of the building but you can increase the square footage by means of a second story which in many cases, makes tremendous ocean views a reality. Several owners have taken advantage of this as well to upgrade much of the electrical and plumbing work which is quite dated at this point.

Maui Electric is also winding down a major two-year project to upgrade the aging infrastructure within Puamana. This will be finished by the end of 2016. There are no electric poles in Puamana; it is all underground.
