The Kaanapali Ali’i (meaning Royalty in Hawaiian) is often regarded as the premier whole ownership vacation rental condominium complex in all of Ka’anapali. The Ali’i sits on 8 oceanfront acres and is located directly off the main strip of Ka’anapali Parkway. The resort directly fronts the largest sand section of all Kaanapali South Beach. Growing up here in Maui, I used to spend a lot of time directly out in front of the Ali’i riding my skimboard at the oceanfront point that is formed here as well as getting in some surfing too. This is a fantastic location for doing so whether as a participant or spectator. The views from in and around the Ali’i are spectacular with year-round sunsets, Lanai island to the South, Molokai Island to the north, and is one of the very best locations for whale watching in the winter months.

The resort is somewhat exclusive, the amenities are decent, the income potential is very strong, the location is spectacular, there is nice consistency throughout the resort itself but a very broad spectrum throughout many of the units themselves. Many of the units are still in fairly original condition-those that are not, command a substantial premium.

The major point of distinction of the Ali’i is its location which is arguably one of the very best on all of Kaanapali Beach as it is fairly well protected from the tradewinds and the fact that the point where the surf break accumulates a large amount of sand in front of the resort whereas other sections along the beach came become more depleted during the winter months (tides and waves). The location is highly desirable being that it within short walking distance to the recently renovated Whaler’s Village for fantastic shopping and dining- Hula Grill, Monkeypod, Lululemon, Na Hoku, Louis Vuitton, and Tommy Bahama being some of my personal favorites. The Ali’i is also located directly across the street from the two Ka’anapali Golf Courses (Kai and Royal).

More Information About Kaanapali Alii

From a hospitality standpoint, the Ali’s is consistently rated one of the very highest in all of the West Maui Lahaina region and Tripadvisor does rank it as the #1 condotel resort in Kaanapali and overall #2 resort in Kaanapali right behind the Hyatt Residences. It is hard for any sort of condotel building to compete with a full-service hotel so it speaks to the high level of consistency that you find at the Ali’i. The Ali’i does have very consistent repeat guests.

Within the interiors of the units, you will find an extremely wide range of finishes. Some of the units are still in fairly original condition and some of them have undergone substantial recent renovations- pricing based on these conditions is reflected in both acquisition costs as well as rental rates.

The owner and guest demographic at the Ali’i is one that values a strong sense of exclusivity in a stunning beachfront location. There are a number of owners at the Ali’i who live at the complex either full time or for prolonged periods of time throughout the year. For the most part, owners at the Alii are not nearly as concerned with short-term rental returns as much of the incredible lifestyle aspects that it offers. With this being said the Ali’i units are in extremely high rental demand and do command premium prices and occupancy rates which can make them quite lucrative.

The pathway from the check-in area out to the center courtyard takes you through a hau bush tunnel pathway out the immaculate grounds. The landscape architects did a beautiful job with the design and the crews do a fabulous job of maintaining them. There are gardens surrounding the pool, the pools are nicely suited towards a more relaxed/intimate demographic, and the location is unbeatable.

The majority of the vacation rentals units offered at the Ali’i are offered by the front desk rental agency which is Classic Resorts. There are also a number of independent management companies that operate at the Ali’i including one offered by our Hawaii Life Vacations team Ali’i #2802 which is an ocean view fairly original condition 2bd./2ba residence. All guests regardless of their rental entity check in at the front desk which does bring a higher level of consistent guest experience. Currently, independent rental guests are paying a daily resort fee of $50 which enhances their overall experience by means of access to the front desk and all of the resort’s amenities.

The gym at the Ali’i is spacious, clean, and has some great equipment making it one of the better resort gyms that you will find in the area. The beach walk directly in front of the resort is wonderful for both running and strolling in the early morning hours (it does become more congested as the day goes on). There are some beautiful oceanfront grills that front the beach walk that have spectacular views.

Values at the Ali’i are dictated most prominently by location and size; those units closest to the ocean on the inner courtyard or at the front of the building are typically the most premium units. Furthermore, building #3 is considered the premier building in the entire complex (oceanfront, south side).

The Ali’i is within short walking distance to the recently and beautifully remodeled Whaler’s Village where shopping and excellent dining options are available. At the entrance of the Ali’i, you will see the Ka’anapali Kai Golf Course and the clubhouse for both the Kai and the Royal are about a 3-minute drive away from the resort.

Ownership options at the Ali’i all have full kitchens and covered lanais and range from

-1 bedroom, 2 bath, den, 1,513 sq. ft.

-1 bedroom, 2 bath, den, 1,544 sq. ft.

-2 bedroom, 2 bath, 1,845 sq. ft.

-2 bedroom, 2 bath, 1,788 sq. ft.

-2 bedroom, 2 bath, 1,807 sq. ft.

-2 bedroom, 2 bath, 1,723 sq. ft.

-2 bedroom, 2 bath, den, 1,843 sq. ft.

Some bedroom counts also included an additional den most of which have had a slider or French doors with an ensuite bath thus effectively bumping up the available occupancy numbers.

You will find a variety of view planes with entry levels starting at garden view or mountain view units, escalating to partial ocean view residences, full ocean view units, full ocean view interior courtyard units, and then topping out with the beachfront units.

There a total of 264 units dispersed amongst four different 11-floor buildings at the Ali’i with building #1 being the northern oceanfront building with building directly behind it-these two buildings are closest to the Westin Hotel. Building #3 is the oceanfront building on the Southern side with building #4 right behind it- these buildings are closest to the Marriot time-share and hotel residences.

Kaanapali Alii property values are dictated by location; generally, the closest you are to the water, the higher the investment cost. Furthermore, interior courtyard units go for a premium vs. units on the exteriors of the respective buildings). Other factors of value are overall unit size, interior finishes, and view planes. Current real estate values in the Ali’i start in the $1.2m range or so for a garden view two bedrooms towards the back of the buildings up to $4.5M or more for four-bedroom beachfront residences.

The Ka’anapali Ali’i is consistently rated the highest in all of Ka’anapali and near the top for West Maui as a whole on many travel sites for short-term vacation rentals and the front desk rental hotel operation.
